Initial Meeting

Meet the Cook Custom Homes team, get to know us, discuss your vision, talk dreams, and identify your must-haves and your wish list. We talk about a comfortable budget, where you would like to build, identifying the credentials to find the perfect lot to satisfy your needs, as well as and the magnitude of the project and the type of oasis you would like to create for yourself. This meeting helps us get an excellent understanding of your project as well as getting an understanding of yourselves about our team and what you can expect.

Land & Lot Acquisition

We use our long-standing relationships with local real estate professionals to help you find the perfect lot, and then be there to ensure the site really is perfect for your needs. To confirm that your desired project is feasible we’ll do everything from bringing in consultants and flying a drone to validate the views.

Home Design

We guide you through the entire process, along with our experienced design team. As a top custom home builder in Calgary, we have also built strong working relationships with the area’s premier architects and interior designers. We’ll provide introductions, matching the best fit for your proposed style and needs. Once we are retained, we will collaborate closely with your architect to create a custom home that fits within all of your desired function, design and cost parameters. After a series of meetings, your dream custom home showcasing your unique personal style starts to breathe life.

Project Assessment​

It’s the details that separate extraordinary new home construction from ordinary new home construction. Our team wants to have a clear understanding of your desires, details throughout the house, and what indeed is essential to you. We talk about possible costs, design elements, specifications, timeline and re-evaluate the budget. Building a dream home is a process, and like anything of worth, it takes time, patience, and trust. The finished product is always worth it.

Specifications, Budget & Schedule Development​

We create a comprehensive, all-inclusive Specifications Book cataloging every component of the project—plumbing fixtures, cabinets, appliances, finish carpentry, paint colors and more. Your Project Manager will obtain subcontractor and vendor bids based on your approved Specifications Book, and then confirm the overall budget for your project. Once the project permit has been issued, you’ll receive a Decision Deadline Schedule. This keeps the process from becoming overwhelming and allows the build schedule to remain on track.

Project Management

We handle all aspects of construction, we serve as the main point of contact for all subcontractors, vendors and city inspectors and resolve any issues as they arise. Construction will be overseen by your Project Manager, who will be on site daily ensuring all work is done to the specifications. We provide you with an extremely easy to use well-built website/mobile app, which allows you to see the progress of your home, project updates, running totals, daily reports, photos and messaging.

Project completion & possession​

The possession date to unveil your dream home is finally here. The client and the Cook Custom Homes team do a prepossession detailed walk-through to compile a final punch list approximately 5-10 days before possession, which allows our team to have enough time to resolve any minor items that need to be corrected. Upon move-in you will receive a Close-Out Package with copies of all city documents, manuals and warranties, as well as photographic documentation of your project. We provide orientations of the components in your home, so everything makes sense, and you’re knowledgeable and comfortable before moving in.

All necessary paperwork will be signed and at this time, we hope to have built a long-lasting, trusting relationship with you, and our team will be available anytime to answer any questions or concerns you may have. We look forward to seeing you on the six and twelve-month walkthroughs. We aim to have very minimal corrections, if any, at all.

Our Promise - Sustainability

We only use PinkWood coated joist’s that provide enhanced mold and moisture resistance as well as enhanced Flame-Spread Resistance. Flame-Spread resistant PKjoists reduce the susceptibility to ignition and offer a first line of defense when exposed to fire. Joists are shipped with a pink moisture sealer to protect the joists against moisture-related end-checking and moisture absorption.
